The focus of CL ECO is primarily on green building certification (LEED, DGNB, WELL) and the sustainability strategy for our clients.
Our approach is the extensive implementation of the United Nations Sustainable Development Goals.
We also work on individual services within and outside of any certification.
Above all, we strive to reduce CO2 emissions in our projects and make our know-how available for this purpose.
DGNB (www.dgnb.de) stands for the translation of "German Sustainable Building Council" and it was founded in Germany in 2007 to ensure demonstrably good buildings, livable neighborhoods and a sustainable built environment.
The DGNB evaluates six main categories: ecological quality, economic quality, socio-cultural quality, technical quality, process quality and location quality.
Some of the assessed criteria are very good indoor air quality, accessibility, life cycle thinking, proper commissioning, high material quality, flexibility in the construction, user-friendliness, etc.
In the CL ECO we work the various project stages of such a certification for the client: pre-check, pre-assessment, planning management, construction management, documentation and submission (pre-certificate and certificate).
We also develop further services required for certification, such as LCA - Life Cycle Assessment -, LCC - Life Cycle Costing - or material ecology and assessment.
We have the required licenses and handle both national and international DGNB projects for you.
We - CL MAP GmbH - are member of the DGNB since 2013.
LEED (www.usgbc.org) means "Leadership in Energy and Environmental Design" and was founded in the USA in 1998 by the United States Green Building Council. The USGBC's goal is to change the way buildings and communities are designed, built and operated to create environmentally and socially responsible, healthy and prosperous environments that improve the quality of life.
LEED evaluates eight main categories: Integrative Process, Location & Transportation, Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials & Resources, Indoor Environmental Quality, and Innovation.
The American system promotes the use of bicycles and sustainable transportation, green spaces, water and energy conservation, meter management, enhanced commissioning, building product testing and evaluation, daylighting and innovation criteria, among other aspects.
In the CL ECO we handle the various project stages for the client: pre-check, pre-assessment, planning management, construction management, documentation and submission (pre-certificate and certificate).
We also provide services required for certification, such as LCA - Life Cycle Assessment -, or material ecology.
We have the necessary licenses and handle both national and international LEED projects for you.
We - CL MAP GmbH - are member of the USGBC since 2020.
The WELL Building Standard (www.wellcertified.com/) was launched in 2014 by the International WELL Building Institute (IWBI) in the USA. WELL is the first standard for buildings, interiors and communities that support and promote human health and well-being.
WELL is divided into ten main concepts: Air, Water, Nourishment, Light, Movement, Thermal Comfort, Sound, Materials, Mind and Community (plus Innovation).
The American system ensures very high water and air quality through measurements and tests. In addition, topics such as coziness and user comfort are very much in focus. Other criteria are, for example, lighting quality and acoustics.
In the CL ECO we handle the various project stages for the client: pre-check, pre-assessment, planning management, construction management, documentation and submission (pre-certificate and certificate).
We also provide services required for certification, such as material ecology and product assessment.
We have the necessary licenses and handle both national and international WELL projects for you.
BNB means "Rating System Sustainable Building" and is developed by the Federal Ministry of Housing Urban Development and Construction (Bundesministerium für Wohnen, Stadtentwicklung und Bauwesen).
The BNB evaluates six main categories: ecological quality, economic quality, sociocultural quality, technical quality, process quality and location quality. Among others, indoor air quality, accessibility, life cycle thinking, orderly commissioning, high material quality, flexibility and user friendliness are thus evaluated.
In CL ECO, we handle the various project stages for the client: pre-check, pre-assessment, planning management, construction management, documentation and submission to the certification body.
We also undertake services necessary for certification such as LCA, LCC or material ecology.
We have the necessary license and handle German BNB projects for you.
Sustainability can also be implemented independently of certifications.
We discuss the approaches and possible strategy with the employer and develop concepts for the project.
After the concept phase, we check these requirements within the project team, especially for feasibility and costs.
We also provide support and advice in the planning process and in the construction process.
The sustainable strategy is not only interesting in buildings, but also in neighborhood development and urban planning.
The advantage of a certification-independent strategy is that the client can consider the criteria that are most important to him, but the documentation is not too heavy-weighted.
We assess the project and the wishes of the owner and architect. Then we can define the requirements that present the best solution in this context. We identify the advantages and disadvantages and present them so that the owner can make a decision.
Every company can already achieve a lot of sustainability in-house: energy saving, water saving, user friendliness, air quality, employee satisfaction, waste generation, mobility and much more.
We advise and support your company in complying with ESG goals.
ESG stands for Environmental, Social and Governance. An ESG strategy measures the impact of the company on the environment, on the social environment (people) and on corporate governance.
In the CL ECO we develop specific concepts with the following essential services:
We support the client across all service phases for the adherence to the objectives, especially regarding costs, deadlines and qualities.
However, we do not limit ourselves around these three main areas of project management, but we consider sustainability as the indispensable fourth topic.
Many years of experience developing all kind of buildings in cooperation with CL MAP ensure success.
Life cycle assessment represents a key point in the life cycle consideration of projects.
From raw material extraction to deconstruction and recycling, all life cycle phases are assessed in order to measure and evaluate the environmental impact.
Not only the CO2 emissions are assessed, but also the ozone layer depletion potential or the acidification potential, among others.
We develop these calculations for the client or architect in all the different project phases.
We also generate a component catalogue with all materials of the building. The material properties and quantities are of primary importance for the LCA.
LCA should be understood in conjunction with material ecology, as a unified approach brings many advantages. Material comparisons and recommendations are provided to reduce these environmental impacts without neglecting the technical aspects.
In order to meet the global targets for CO2 emission reduction, the balance must be established in each project, building and neighborhood. Then you can discover the emission drivers and optimize materiality and consumption.
In the CL ECO we create these balances for you. We do not only process a CO2 certificate for your project, but we propose the best strategy. This strategy considers environmental, constructional and cost aspects.
We also compare the results with the current construction status. Thus, you as the building owner can assess how good your project really is.
Comparable to the corporate strategy, we create a decarbonization strategy for you.
The first step is to assess the current situation.
Then we identify the strengths and weaknesses in general and in specific: where are the CO2 emissions generated and why? How do employees travel to work? How much energy is used in the building?
With this information, solutions can be worked out and recorded in an implementation schedule. In this context, it makes sense to assess the falling costs.
All this takes place in close cooperation with the client in order to find the best strategy for achieving the goals.
Life cycle costing (LCC) considers not only the construction costs, but also the operating costs, the maintenance measures and the price index over a service life of 50 years.
This gives the building owner a comprehensive assessment of the falling costs from construction to dismantling.
The operating costs include, among others, water, energy or cleaning costs. The replacement of materials is also taken into account.
We calculate the LCC for the client and optimize it during the project in consultation with the project team.
If desired, we also prepare cost calculations and estimations. For this purpose, we have worked on a high number of projects in cooperation with CL MAP, which provide us with current market prices for all trades.
We prepare both cost estimations (preliminary draft stage) and cost calculations (draft stage) for the client or architect. For this purpose, we have worked on a large number of projects in cooperation with CL MAP, which provide us with current market prices for all trades.
Optimization proposals and identification of cost drivers are part of the service.
Calculations and estimations are easily integrated into sustainability projects, as economic quality is one of the three pillars of sustainability (together with ecological and social quality).
The calculation is prepared according to DIN 276 in the latest valid version.
Both within sustainability certification and outside, we maintain a comprehensive material ecology for the client.
Based on an ecological component catalogue, we evaluate all building products incl. manufacturer, properties and documentation for a successful and binding assessment.
Among the many benefits in the project, the following are worth mentioning:
Material ecology starts in the early stages of the project. During the planning phase, there is a constant exchange with the project team. The requirements and product examples are discussed and then incorporated into the call for bids.
During construction, the individual building products are approved before they are ordered.
Regular site inspections can take place at the client's request.
We create sustainability concepts in cooperation with the architects.
Aspects such as mobility, heat island effect, green spaces, amenity qualities and life cycle assessment are increasingly being considered in competitions.
As experts, we advise and support the architect in his competition project.
We can also participate in the jury and carry out the examination as an expert.
